Deer Park - 1/5/2010

Habitat for Humanity plans to transform lives in Deer Park by offering affordable homeownership to those in need, volunteerism for the community and economic stability through our financial investments as we purchase millions of dollars in services and materials.

Background:  Habitat for Humanity owns nearly 20 acres in North Spokane County on the southern tip of Deer Park on Colville/Dalton Road.  The property acquisition and subsequent plans marks a major milestone in Habitat's history as we celebrate more than 20 years of building decent, affordable homes for families in need in Spokane County.

Summary of Need:  Habitat for Humanity hired local appraisal firm, Auble, Jolicoeur & Gentry, to conduct a Housing Market Study on the City of Deer Park. The study found that the population of Deer Park represents a large low-income population per capita. Of the 3,149 households within a 5-mile radius of the property, there are 530 income-qualifying households. Nearly 40% of the households within a 1-mile radius are income-qualifying. The study further showed that approximately 70% of the people who live within the Deer Park School District work in Spokane. Habitat-Spokane intends to build homes to meet the affordable housing needs in Deer Park.

Vision for "Hope Meadows" in Deer Park:  Our plans are moving forward.  We are working to finalize our site drawing.  Mountain Crest Engineering in Deer Park has provided soil samples and water table levels to assist with our infrastructure plan.  Sunburst Engineering has completed an Impact Traffic Study, and Auble, Jolicoeur and Gentry conducted the Housing Market Study.

The size of the homes will be between 900-1200 square feet and have separate entrances.  There will be covered parking.  The homes will be sold as condominiums and will have a Home Owner's Association with Covenants, Conditions and Restrictions to the deeds.

The community will include sidewalks, walking paths and green space.
